SITE PREPARATION:
Remove all necessary trees and stumps for driveway, foundation area, 15' around home and clearing for septic & well.
Excavate land for foundation , backfill & grade with existing material.
Driveway to be 50 x 12 with 1 course of rip-rap or equivalent, 1 course of 2b stone.

WELL & SEPTIC:
Well allowance--- 250ft well drilling with 50ft of casing.
800 sq ft allowance for Septic System ( includes sand mound and access road if needed)
** ANYTHING THAT GOES OVER OUR ALLOWANCE WILL BE AN ADDITIONAL COST TO THE HOMEOWNER.**

FOUNDATION/BASEMENT:
Superior Walls on full basements only
Crawl space as follows:
Foundation footings to be poured concrete 20"x 8" reinforced with steel rebar and shall be a min. mix of 3000 psi
Foundation walls Dura wall 6 course high 8" x 16" concrete blocks for crawl space.
Foundation walls shall parged above & below grade and fully tarred below grade
Crawl Space floor shall have a moisture barrier over crushed stone base, with 1' foam insulation in foundation walls
Anchor bolts shall be set in top course every 8'
Treated sill plates firmly secured to foundation by anchor bolts with fiberglass sill seal

FRAMING:
All lumber to be kiln dried at construction grade
All exterior wall framing to be 2x 6 16" O.C.
Interior walls to be 2x4 16" O.C.
Floor joists to be 2x10 16" O.C.
Roof rafters to be 2x12 16" O.C.
Flooring shall be 3/4 Advantech nailed and glued
Roof sheathing and exterior wall to be 7/16 OSB covered with #15 felt and 25yr warranty shingles, ice & water shield on first 3' of roof
Tyvex or equivalent to be used for house wrap
Ridge and soffit vents installed
Mastic Brentwood vinyl siding on exterior walls

INSULATION:
All exterior walls will have R-19 insulation
R-21 in box joist in crawl space
and R-38 in ceiling (all with vapor barrier)

PLUMBING:
50 gallon water heater installed in utility room
2 hosebib w/frost free spigots
Faucets (Moen brand) Water saving toilets w/shut off valves
Vanity and vanity tops to be cultured marble in bathrooms with shut off valves
Fiber glass one piece tub/shower
Light w/exhaust fan in all baths
Medicine cabinet w/mirror and light bar
All water supply lines to be PVC 3/4" w/feeder lines to be 1/2" PVC w/shut off valves
Washer/dryer hook-up-
All plumbing to meet or exceed code

KITCHEN: "Woodstar" cabinets (4 choices of wood color, white is additional cost) Formica counter top with 4" or full Backsplash
Stainless steel sink
Electric range, range hood, and dishwasher

INTERIOR:
1/2" sheetrock screwed, glued, taped, spackled and sanded with a smooth finish
Water proof sheetrock in bathroom
Paint walls all one color (flat white)
Passage doors to be flush birch
All entry doors to be Stanley Steel or equivalent
All closets to have minimum of 1 shelf & pole with bifold flush door
All trim to be colonial or ranch casing
Wall to wall carpet, 1/2" top bond padding, no wax vinyl flooring
Vinyl flooring in Bathrooms

ELECTRICAL:
200 Amp w/circuit breakers 40 breaker panel
All copper wiring to outlets and switches 2 outside weatherproof electric receptacles with ground fault circuit interrupters
Electric baseboard heat
U.L. approved AC/DC smoke and carbon monoxide detectors
Standard light package
2 Telephone and 2 cable jacks
All electric to meet or exceed codes

EXTERIOR WINDOWS:
All windows Simonton white single hung

FIRE PLACE:
Zero clearance style
Eldorado stone facing (choice of color)
Lime Stone mantle and 16" Lime Stone hearth

DECKING: All pressure treated lumber, 16" on center w/4x4 posts on concrete pillars
5/4" board flooring, 2'x 8' joist, 2" x 2" wood stock railing 4" apart & 36" high
